We are able to act on your behalf if you wish to sell and/or buy a residential property as well as represent you in general planning matters and neighbourhood disputes.

It will be helpful for you to consider the following matters before you instruct us to act on your behalf in relation to a property transaction:

  • If you are purchasing property, how do you intend to finance the purchase? If you are obtaining a mortgage will you be able to fulfil the obligations?
  • When do you wish to move into your new property?
  • If you are selling your property is there anyone not a party to the sale over the age of 21 who is currently in occupation.

Please also not that if you are buying a property you will be buying it in its present physical state and condition and the seller does not have to tell you if there is anything wrong with the property. It is therefore very important to have the house professionally surveyed so that you are aware of any problems before you commit yourself to the purchase.

If you are obtaining a mortgage your lender is likely to obtain a survey and valuation report although you will not be legally able to rely on this survey if something subsequently goes wrong with the property.
